Yes we do. Careful screening of all applicants improves the quality of life for all of our residents. The fee is $30 per individual, or $30 total for married couples. |

Because we offer a large variety of properties, the exact amount may vary. The typical deposit is $750. |

6) Do any of the properties include a private yard? |

Yes. All of our properties include a private yard, many are quite large. Most of our residents plant flowers and some even plant tomatoes in the Summer. Lawn care is the responsibility of the tenant. |

7) Will I be required to sign a lease? |

Yes. For the protection of everyone involved all lease agreements are in writing and must be signed by all adult occupants. |

We have a full staff of maintenance personnel and offer 24 hour service for urgent needs. |

Yes we do. A pet deposit and additional fees apply. |

Almost all have a two car garage. We also have a few one car garage properties offered at prices below most apartments. |

Our SummerHill and Hickory Manor communities are very near the intersection of 87th Street and Interstate 435 in Lenexa. KCI Airport is less than 30 minutes. Downtown Kansas City is twenty minutes away. The Sprint Campus is fifteen minutes. Corporate Woods and College Boulevard are only ten minutes away. |

14) Are there schools close to your properties? |

Our properties are served by the Shawnee Mission School District. The SummerHill community is across the street from Sunflower Elementary. Christa McAuliffe Elementary is across the corner from our Hickory Manor properties. |

15) Are tenants responsible for utilities? |

Yes, the utilities are the responsibility of the tenant. Properties such as these are handled like a home, not like an apartment. |

Each unit has a private laundry room. If you need a washer and dryer they can be purchased at our cost with payments spread over the term of the lease. |
